Using a VA to find motivated sellers

Hi all! after doing a bit of research, I think I want to outsource the locating of leads to a VA through Odesk or Freelance. Can someone please share with me what it is that you have your VA do to locate motivated sellers (as opposed to using something like listsource to get leads).
