Wholesale Process with no Assignment of Contract

What is the best avenue to take to wholesale a house from a bank owner to a cash buyer when the bank will not allow you to assign the contract before closing (signing buyer, and/or assigns on your contract)?

 Like many reos, oreos and short sales you will have to do a double closing. 

i.e. you close with the seller(bank) at 9:30am and then close with your end buyer at 1:15pm same day. you will need a transactional funder to front you the cash until you can repay them after you sell to your end buyer.
