Do you need to notarize contract in wholesale deal and then take to title co.?

Hi,

I was wondering if you MUST have the contract notarized for it to be legitimate? After that, you take it to the title company with the EMD? Also, does the seller need to go to title company as well? If so, for what purpose? thanks!
