Marketing to absentee owners

So two questions:

1. Who do you use for postcard mailing? (I know listsource is good for list but who do you then send that list to get on postcard and out the door?)

2. What criteria do you use beside zip code and equity %? Want to hone in on first list and not waste a bunch of money.
