Wholesaling an REO

My agent has an REO property that she know the acceptance number on. Can I find a buyer who is willing to pay a little higher and I make the difference? My agent will draw up the paperwork. The bank is asking 38K but they will take 30K and the ARV is 97K - 100K.

Thanks for any advice
