Hi :)  Thanks for answering.

Well, i thought that a real estate agent makes like 10% of  a sale for a house.  Doesn't the real estate agent make money if i end up giving here the 20% down payment on a house? Because it would be like i was going to buy the house.  But i would just rent it out instead and the actual person that moved in would pay the mortgage and some extra so i could make a profit. 

And as far as the real estate agent, she might recommend some people she knows because i would tell her that i need a property so that i can rent it out and i'll give you 20% down and all i need is for you to find me a good house to buy.

And that might make her want to help me out a bit because she would make money because i would be giving her the 20% down payment for the house and she would make her commission on the house.  But then again, that's if the real estate agent makes money if someone just gives here a down payment on a house.  So just wondering if this scenario is possible.  I would cover the cost of paying for inspections etc if necessary.

Hi, i was wondering, do i need a real estate course or can i just find a real estate agent that knows everything and can show me a home to put a down payment on and then just rent it out to someone?

1. I figured that an agent can find me a good house

2. and then maybe she could check for liens etc

3. and then get find someone for me to do a inspection on the house etc, or do i need to go through a real estate course and learn more. I do know a little bit since i did go through a basic contract flipping course.

I just thought a real estate agent could help with all of it. Figured they would know everything and have connections to people etc to get things done for me.

Anyone ever have a real estate agent do most of this for you or is it impossible to do it the way i want i described?

I have a question regarding the "Sales contract" and the "Agreement for Assignment of contract".

Well, i went to a title company and they said they could not provide either of them and that i would need to get them from the board of realtors where i live. So i went there and they do not have them either. They do have a rather lengthy contract that is for Real estate agents, but i just want a simple sales contract.

**Well, right now i have a "sales contract", and an "agreement for assignment of contract" that came with a program i purchased, but i am not sure if i can use those for the state i am in which is California.

Q.1. So my question is, can i use a simple "sales contract"
(the program that it came with says it is a generic contract that works in all states.) like the one i have?

Q.2. or do i Have to buy and use the one from the board of realtors that is about 5 pages long?(that contract is way to complicated and i do not want to fill it out incorrectly. I'm already having a little trouble filling in the smaller contract, i don't need a larger one.)

*I am in California.

Q.3. The program i have also came with a "Agreement for assignment of contract". And i was wondering if i can use that also?

Q.4. Can i use Both of them As long as the contracts state everything (terms) on them and then that will make them legal to use?

Well, please help as i am a little frustrated with this. I'm getting a little discouraged with this, but i don't want to just give up.

Well, i need some help with the contracts, and some help in filling them out. The realtor board can't even help with that either. Geez. I'd appreciate your guys advice.)

*I also have been to a few title companies and they do not have the contracts either. So i wanted to use the ones i already have. *Also the contracts that i have also came with "Special clauses" that i can add in in writing if i need to. So i think that they are good to use.

Well, this thread is a little long, but i do need the help from you experts here. And also, for you guys that are in California, could you guys please jump in and help also?

I appreciate your help.

I checked on the liens and other info, at the courthouse, but since i'm reletively new to wholesaling, it was a little diffficult to follow all the pages of info for the property.

Q. 1. Would you know of a reputable online service that provides all the info a wholesaler would need such as the liens, judgements and all the property info and anything else that is necessary to properly evaluate a property?

Hi John:)

Regarding your question, there are alot of variables that come into play when dealing with Search engines. And along those lines, each one has their own way of ranking websites. And so it is not as simple as providing a single answer on how to fix a problem. But basicly what it boils down to is creating an environment where you make All engines somewhat satisfied with the way you optimized your site. So basicly, if you know the preferences of each engine, you can design accordingly and then hopefully it will improve a sites positioning in the search engines.
But designing for more than one means catering to all of the ones you are targeting as far as their likes and dislikes. And that involves some analysis.
And as far as improving a site, it is probably wise to find someone to help seo/advice you on your site. Why? Because it takes seo on the sites pages and also other factors. Additionally the domain in question needs other external sites linking in to it to attain higher positioning in the SE's. And that is a whole other factor in addition to the on page seo.
Lastly, this all takes time before results are seen.

Well, i hope that helps give you a little understanding of how seo works:)

Hey guys:)

I wanted to say thanks again for the welcome to biggerpockets:)
And well, i do have a few questions about wholesaling properties.

Well, as you know, i'm prettty new here, and was wondering if you guys could provide some advice. Well, if found a property. It states in the info that it is a notice of trustees sale and also that they are under a notice of delinquent assesment. Also the claimant is a homeowners association and the amount is roughly only $3000 dollars.
1. So my question is, would this be something to look into?
2. And if i wanted to wholesale the property to a rehabber, and i first secured a contract with the homeowners, will the rehabber i assign the contract to assume the mortage on the house and all other expenses that go along with the house with it if any?

Well, i thought that this would be a good deal (to wholesale) because the foreclosure price is quite low. And i thought the person/rehabber that took over this house would be able to make a deal out of it because of the low $3000 that was involved to get the house. So maybe it's a good deal for a rehabber?

Well, please advice:) I'm new to this, and need some help from experienced experts.

Well, i have been checking on some properties that i just found. I did find one that seems good. (And as you know, i am really new to this field. So please excuse me if i am wrong. Although i do not think i am.)

I do know alot though, as i have researched this subject extensively, but
you guys are the experts so i thought you guys could advice.

Well, the property i found had a notice of trustees sale. It said they were in default under a delinquent assesment. It also says the property will sell at public auction. And also it says that the claim is a homeowners association. And that the amount is about $3000. They are foreclosing on it right? Would that be a good deal to look into? I believe so. But i was wondering, if i got that property secured under contract, would the Buyer assume the remaining mortage on the house? Meaning what is left to pay to pay the bank?

Or will they just have to pay the small amount and then own the house?
I believe they will just pay the amount and that's it right? So i was wondering if it's a good deal? Unless if someome has to pay the amount and assume everything else as well that comes with the house if any.
