Getting Permission to Speak to Tenants

I have an accepted contract w/ a private seller. Property has a tenant in place. The seller is requiring me to close w/ tenant in place. I have a cash buyer willing to buy w/ tenant there, but they need permission to negotiate w/ tenant during inspection period. We need something in writing granting them this right.

Anyone have any language that they've used w/ sellers and property managers to accomplish this?
