when looking for comps

so im looking for comps because i found a guy who wants to sell his house in my neighborhood.

3 beds, 2 baths,9583 sq ft lot size, 2070 sq ft single family

Built 1967

Last sold 2007 -237k

heating is Baseboard, Carpet/tile ,Home has new vinyl siding, new roof, replacement windows, new kitchen and appliances new flooring.

Now i am using NNEREN to find my comps, but the numbers are flying all over the place.

so how close to sq ft do i want to get to compare?

whats more important, the lot size or single family size?

how much of that information that i provided is important when finding comps? on nneren it doesnt seem to let me really narrow in on my search to show when it was built or single it down to sq ft. so it is taking a while. does it usually take this long

any other advice?
