How to avoid when buyer go directly to our seller

How to avoid when we do wholesale and i find a seller and i find a buyer,

but buyer wants to see house first( so they will met with seller of course ). How to avoid when buyer goes directly to my seller instead with contract with me?

sry for noob question I'm just starting..
