I heard that if u are non-resident at USA you will get mortgages at standard rates like in Russia ( starting from 12,5% in best scenario)

How to avoid when we do wholesale and i find a seller and i find a buyer,

but buyer wants to see house first( so they will met with seller of course ). How to avoid when buyer goes directly to my seller instead with contract with me?

I've read all Kiyosaki's books and also bought his cash-flow game, and I VERY LOVE IT.
