First shot at wholesale deal

Hey folks, I'm a newbie to the wholesaling deal and last week I sent out my letters. Good news is I have received a call already and at the moment it sounds promising with the exception of title. The lady is old and the house belonged to her mother who is now deceased and since the mother didn't have a will, the house was left to the kids. My seller is one of those kids. She has told me that the other children that are on the title are deceased as well. How do I make this deal happen?
