best place to negotiate?

is there a certain place to negotiate a deal with a seller?

i dont have an office to bring them to. should i go to their home? is over the phone bad?

At the home is good especially if the home is in bad condition. Pick the spot in the house that's in the worse condition and start there. It's psychological; this atmosphere is great because all they see is what need to be fixed.

Over the phone is ok, normally give them a range you can pay for the house. If that range will work go and view the home and then follow what was said previously. If they can't work with that then there's no reason to go.
