what numbers would i need to determine a good rental property to wholesale?

Hi guys, my realtor found a rental for 105,000 with tenants that want to stay, they are currently paying $850/mo. What I was wondering is what other numbers determine if this is a good wholesale deal? I'm new by the way lol.
