Partnership Question

Hey BP,

I have a possible wholesale deal that I'm not sure how to work, another wholesaler has a hot deal that I want to cash in on. He does not want to do a JV on the deal but is willing to cut me in a % of the transaction b/c I am bringing a cash buyer. We are going to write an agreement to solidify my % but what happens when my cash buyer agrees to buy, do I just direct my buyer to the original wholesaler?
