Rules for finding comps in 2024

Hey BP crew!

I just want to know the rules that are relevant to finding comps for a subject property in 2024. I heard experts from YouTube say +-200 sq ft is how you find a comp for a subject property. I have also been told in person by an individual that is a licensed Realtor that it is +- 600 sq ft.

Can someone give a thorough explanation on the rules to finding comps?
