Has anyone used PropHawk or Deal Machine for off market deals? Thought about using one of  them as I heard they are much more cheaper than others. Just wanted some thoughts I am in Colorado. I wanted to use them to find motivated sellers that want to sell. Thanks 

@Devin Peterson is it hard to get personal business loans? Heard these take forever etc?

@Rick Albert that is how I was going to do by first deal.. Get the loan having someone pay closing cost and interest for me in return I had to split 50 percent of proceeds. I thought about the HELOC way too

@Bob Stevens hard money lending as of now unless there is a better way.. I know private money could possible work
