Direct Mail and Vacant Property Research
Hello everyone. I work out of the Atlanta Ga area. I have been putting up bandit signs for several months now part time. No luck so far, so I have decided to try the direct mail route as well as research vacant properties I find during my daily 150 mile work route. I had a few questions:
1. Has anyone had any success with a Direct Mail budget of less than $500/month?
2. Does anyone know of any websites I can sign up to in order to research vacant properties for owner contact info? I had one that was recommended to me but the site required a real estate license.

The way to find an owner of a vacant property is to go to your local property tax accessor website. Usually you would have a forwarding address. If you don't and just have a name or both, go to yellow pages do a search by either and see if there phone number comes up. You can call them instead of mailing a letter or both it's up to you. If you call introduce yourself, say your calling in regards to (property) and that you received their contact info from public property records and wanted to know if they plan on selling in the near future? If they say yes take control of the convo by saying I would like to see the property on (whatever day at whatever time). Just make sure it's before the sun goes down. When you go be prepared, have contracts ready, know the comps and print them out to show them because they always try to get over and know how much you are willing to pay for it before you go.
