Writing Offer sheet

I am writing an offer sheet for a house I'm going to wholesale but I don’t know if to put “And/Or assign to” I want to make sure the contract is assignable but I don’t want them getting sus of me assigning the contract. Do I put it and say that “I might assign the contract to one of my investors whom the deal will fit better for.”  Or should i not put “And/Or assign to” and avoid the issue and risk the contract not being assignable. Also does anyone know a Miami wholesaler friendly title company?
