Hey Justin,

The fastest way to succeed in anything is to get a mentor.

Why invent the wheel when you can drive the car?

Benjamin Toaff is a killer wholesaler you can learn from and he is local in Miami.

Oh ok that's cool is there any way I'd be able to connect with him, can I meet him in a social real estate event, or something? I'd love to have a mentor to catapult me in my journey. This summer I'm willing to work every hour I have.

Yes look him up on IG he is very active.

I called his phone number and he said he is the 5th biggest wholesaling company and that he doesn’t speak to people unless they have his course for $700. I guess he doesn’t want to help unless you pay him. He was surprised i got his number.

@Mike Barone is a great wholesaler and investor here in South Florida. Maybe he can give you a tip or two. I am a realtor and investor myself and can maybe help answer some questions regarding RE.

@Justin Linares it  can take some time to get your first deal but when you do you will be hooked.. Feel free to reach out I am always up to help  where i can :) @Ray Hage💯

Do you know any groups that are good to join to meet and network with wholesalers, fix and flipper, and others like yourself?

Not that long ago I started wholesaling, I struggle to generate leads because I don't have a car to D4D, nor do I have much capital to market. I was wondering what would be the best lists to pull to generate good off market leads and what would be the best areas to wholesale in Miami. I was also curious to what formula should I use. 70% or higher? Many people online say the 70% formula. I hope to be able to get my first deal this Summer and excel in real estate. Any tips are appreciated and if you want to connect I'd be more than happy to.

Thank you!

Post: Writing Offer sheet

I am writing an offer sheet for a house I'm going to wholesale but I don’t know if to put “And/Or assign to” I want to make sure the contract is assignable but I don’t want them getting sus of me assigning the contract. Do I put it and say that “I might assign the contract to one of my investors whom the deal will fit better for.”  Or should i not put “And/Or assign to” and avoid the issue and risk the contract not being assignable. Also does anyone know a Miami wholesaler friendly title company?

Hi, I’m Justin I’m 17 years old and once i finish high school I will start real estate investing but I know it’s not that easy. I wanted to ask for help and tips to start off once i finish high school. Also, the best area to find other real estate investors that way I can make new friends and have someone to learn and talk to about real estate investing. I live in Fl, Hialeah btw.
