@Ken Power just read your post from about a month ago. Have you considered doing a joint venture partnership?

My partners and I buy apartment building and JV with partners all the time.

Typically we pay our investors 10% on their money, while it is invested, then refi them out after 1-2 years, and then give them a 10% equity share. 

Great way to get cash flow, build credit and long term wealth. A lot of our partners re-invest with us many times.

I will drop the price by $1,000 every day until it is sold. I just want to move it quickly, I have owned it for about 4 years, and want to get into something else.

These units are definitely rented out below market value, cuz I'm too nice to be a good landlord.

Both units have an additional room that could be an extra bedroom. This was previously used as a 7 bedroom boarding house, before I converted it back to a duplex.

Leases go through Jan and Feb of 2019, I don't know if these tenants want to stay or not, they have been there for 2 and 3 years already. (Honestly, I think they might want to leave, and that wouldn't be a horrible thing.)

House has newer roof, windows, furnaces, water heaters, electrical panels within the past 5-10 years, and both kitchens and bathrooms have been updated in the past 3 years. New fence around back yard too. 

The only thing this house really needs is some minor repairs and paint at the exterior siding and trim. Other than that it is in good condition.

Area is ok. Nice thing about this house is that it is on a dead end street, so not a lot of activity around.

@Todd Keith I believe that area at Spicer and Gage is a good student rental area. I’ve had friends that lived on Gage in the past.

@Todd Keith I went the U of A, so I’m somewhat familiar with area. What streets are these properties located on?

Obviously location is key with real estate investing, and the closer to the campus the better. 

There is a lot of competition around this area too.  Are you planning on using these as college rentals?
