Wholesalers: Do you negotiate with your cash buyers?
I know you’re not supposed to negotiate down during the walkthrough. Cash buyers should have done their due diligence by then and agreed on the terms of the assignment which includes the minimum price agreed upon.
What I’m talking about is before the walkthrough. Ie. Once you have your cash buyer vetted and they’re qualified, and you’ve given them the address… do you negotiate at that point?
Just trying to figure out how it works. For instance, with vacant properties, I’ve heard of wholesalers putting a lockbox on the property so they can send in as many cash buyers as they want to bid it up as high as possible. Just trying to figure out how to do this without the cash buyer stabbing you in the back.
