Good afternoon Bigger Pockets members! My name is Nickolaus (Niko) and I've been following BP for a couple years now. Listening to podcasts on Spotify, as well as reading books. The latest one that I have just finished is "Real Estate Rookie" by Ashley Kehr. The starting route, that I believe is the best one for me, at the moment, is wholesale. I do plan to have a least a couple locations, for which I have ran comps on, before the end of the month. I would love to start getting connected with possible investors and build a relationship for the future. I do work at a home building supply store, so getting a close estimate on materials will be easier for me when running that side of things. Thank you for reading my introduction, and I look forward to making a brighter future for me, and my family. Let's surpass those goals!

Good evening everyone. I am a new,potential, wholesaler, that is just starting out. I've read Brandon Turner's "how to invest in real estate with little to no money down" and current staring to read the "BRRR" book. My question is, what template do you use to write your contracts out, for you and the seller, and the other between you and the end buyer? what are some "must-haves" that not only protect you, but the seller and end buyer? I've got an agen that is willing to write out the documents but is asking what details I want in the contracts. Any and all feedback is greatly appreciated! Thank you.
