@James Marks , I think a mentor can be a valuable tool, but not necessary to get started.

The more you immerse yourself in real estate the more people you will meet who have invaluable experience and knowledge. Usually it will happen when you're not even expecting it.

I started wholesaling earlier this year with no experience. I just dove in and completed 2 deals in the last 2 months, have another in contract and multiple pending. This all while working a full-time day JOB. It's hard work but well worth it, and the end goal of full-time into real estate is more then enough to keep me motivated!
