@Brian Gibbons  For a subject to/wrap, you said you want to make sure the property has a "perfect lay out for resale". What, in your opinion, would be considered a perfect lay out?  Also, what would be an exit strategy on a sub2 if a lender were to call a loan due?  Any assistance is much appreciated!

Ok, so I've built up a solid list of cash buyers. As a bird dog or wholesaler of apartments, would I be able to ask my cash buyers to send me a Proof of Funds letter or bank statement so I can have them on file? So when motivated sellers call me and I tell them upfront that I'm not the end buyer, I can still show the seller that I'm legit by having my investor's POF?

It's an 8 Unit Apartment that's a complete gut-out job. I'm not a contractor by any means, so is there a way to estimate the costs? Maybe a general rule of thumb?

I'm a wholesaler, and I just got a call from a motivated seller of an completely vacant 8 Unit Apartment. Each of the units are 2Bed/2Bath, so I was wondering where or how do I go about finding out the market rents for the property? (It's a total rehab in a C/D area)

Thanks for the reply! I guess I'm a little confused because I was told that for properties over 10 units, you have to include an explanation with the cash offer in the LOI because investors normally don't pay all cash for properties over 10 units. It normally comes with some sort of financing. Is this true?
