Comping Vacant Land for wholesaling

Hi BP Community. I am a wholesaler and flipper in massachusetts and am currently just focusing on buying and/or wholesaling single family homes. I want to expand and try to get into wholesaling vacant land. I was wondering how do you comp vacant land and what are the key metrics you look for. I have watched some videos and done some research on it, but wanted to get some tips from the BP community. Anything knowledge you can give me would be very appreciated.
