Best off market leads?

Hi everyone, I’ve been having some trouble finding good off market leads, does anyone have any advice as to where I can find promising off market leads? I’ve tried Craigslist, and using off market searches on Zillow and Redfin.

If you want motivated sellers... you can't find them through cold calling, or driving for dollars, or Direct mail marketing, or ANY other methods through a list. It is all a lie. It is complete horse crap, it is some BS "strategy " someone without a brain came up with and every clown started following them.

It is the absolute dumbest most retarded thing I have ever heard of.

You first need to understand that your success as a REI is based on your ability to find motivated seller leads, yes? YES!

Then why do most of you rely on strategies with a less than 3% success rate to find motivated sellers. Dumb yes?

Wait.. let me put this into perspective for you all!

How many calls do you need to  make before you get ONE deal? I didn't say "lead" I said a DEAL.

How many.

OK Let's call that  number "X".

So it takes you X calls to get one deal. Now.. use this equation to find your success rate using that strategy:

(1/X) * 100%

So if you need to make 1000 calls to get one deal your success rate is  1/1000 * 100% = 0.1%

that is ZERO POINT ONE PERCENT people!

If you had to do surgery and the doctor gave you a 0.1% probability you would survive, is that acceptable?

If someone offered you a 0.1% chance your flight would make it safe... in other words, if someone gave you a 99.9% probability your plae would crash and burn mid air, would you board that plane?

If the car dealership sold you a lambo and the car would start only 0.1% of the time you turn your key, woudl you buy said car?

then WHY for friggin Pete's sake do you all think that a 0.1% is COMPLETELY not only "acceptable" but most people here say it is "fantastic". Are you friggin insane?

WHY do you think that is. This should be NORMAL. This is standard. This should be what EVERYONE is getting, but the reason why this is not normal, is because everyone is still buying friggin rediculous lists that have NOTHING to do with motivation. Foreclosure list, absentee owners list bla bla bla... those people do NOT WANT TO SELL.

Someone in foreclosure rather pour concrete down the drain, destroy cabinets and poop in the livinf room carpets beds and ceiling, than sell to you.

Absentee owners? Fantastic. How many of you have more than one house? Great. Are you willing to sell me your spare house at a discount? No? WHY?? I thought you said absentee owners are a great list right? OK then UYOU are an absentee owner. SELL ME your GADAMN house NOW! No?

If you want to argue me, challenge me.. GREAT, don't come at me with mere opinions. Show me NUMBERS like I DID!

Show me facts, like I did.

Leave the "I have a friend that had a pet fly that had a sister whose dog bit a complete stranger, well that strangers mom had  eye surgery and their doctor treated an other patient that did a deal with cold calling.. yup yup..

Show proof, numbers. Show it is reliable. Show it is repeatable, show me it is hands off, show me it is actually good and it makes sense. If you can do that, we'll talk.. but till then stay in your lane and learn to think!

Yup  I said it. DOES NOT EXIST.

Not possible.

Today someone is not motivated and tomorrow they are. BOOM, just like that. They don't get tagged and logged into some secret magical government database that says, OK today John Apestrond is motivated.

You can't separate the motivated people from the none motivated people using some criteria. Can't.

The ONLY way to find motivated sellers, is when they find YOU!

What I advise you do is get a website, make it credible, offer value, then go do youtube ads, facebook ads, instagram ads and make money reliable! THAT works.

After you read my answer you will start to learn why the other methods are terrible.

Not just my opinion. Other than it makes logical sense I actually ran a mathematical simulations and plotted the graphs where it mathematically shows at wht point, you brake even with the other poorly performing methods.

Everything is intentbased. You have a problem, you go out into the world to figure out how to solve that problem.

Are you going to the library? No,

Will you ask your neighbor?

No

Will you whip iup your phone and ask Google: "Hey Google, how many legs does a spider have?"

My strategies are not based on the fact that I run an SEO business... it is the opposite way around. I run an SEO business BECASUE that is the best way to get leads. Obviously.

It is simple human psychology. There is nothing "if" about SEO. It is human phsycology. If I hit you , you say Ouch. If you see a sad movie, you cry. If I tell you a funny joke, you laugh. If you need a problem solved, you hit up Google.

It simply is the way it is.

Form your strategies with "facts" as its founding basis, and results COME!

And that is simply how SEO works. SEO is not about Google, not even in the slightest. SEO is about PEOPLE. Not Google!

Everything human ego related is about value. That is ALL I care about. Ofer value where ever your ideal audience will be hanging out at, and you are done.

Where do you thin your audience hanfs out at?

Google.

How do you give value?

Through a website.

Focus on value, you WILL get the lead!

Hey @Jerryll Noorden, I'm looking to generate leads myself and saw your name in the replies of a few forums of Cold Calling vs. Cold Texting etc. You usually have the same stance that these marketing tactics are factually terrible. How are you generating the leads you have screenshotted in a few posts? I see in your signature and I'm assuming some form of SEO, but curious if you could expand on what you do?

The problem is you're looking on market for off market leads. You can see how that strategy isn't going to work. You need to go directly to the sellers, or have them come to you.

@Jacob CuellarStart cold calling. That's the only way you are going to find good off-market deals.If you don't want to cold call then find an agent who focuses on working with agents and sourcing off-market deals.
