Absentee Owner List

Hey guys - I have access to my local MLS and through that (actually through Realist) I can get absentee owner lists for free! Pretty excited about that.

Question for the marketing pros out there - how long ago should the properties have been bought? I'm thinking at least 10 years ago would be best.

Biggest thing is to just start getting stuff out. You aren't going to get any deals sitting at the computer figuring out the perfect filter on the list!

Send some out and as you are getting stuff out you can refine and maybe try to target certain factors more. This is exactly my own situation with the list I was making. Sorting and refining thousands of names was taking a long time and after several weeks, actually probably months, I realized I wasn't actually mailing anything so started sending pieces out to the part I had organized and will keep doing a couple hundred at a time as I finish complining the data.
