When assigning a contract is it necessary to offer earnest money?

It's not necessary, and I don't EVER give earnest money unless the property is listed with a realtor.
Hundreds of people put earnest money on contracts every day and back out. In reality, earnest money does not mean you are a serious buyer. No contingencies in your contract means you are a serious buyer. There are four or five contingencies in most standard contracts that will allow a buyer to get a FULL refund of their earnest money anyway.
