Wholesale Purchase Price
I am located in Waco Texas and have the potential for a wholesale deal. The property is a 2/1 and in need of heavy rehab (there was an attic fire a year ago, electrical work needs to be done). What are you all paying for wholesale deals like this? ARV will be $130k-$150K.

Most investors want to be all in at 70-80%. So 75% of 140K is 105K. Minus the rehab and that'll be your purchase price. Every market is different. Network locally and see what people are paying, it could be 80-85% all in or 65-70%
