Lost a potential deal for this

I recently came across a multi family unit with a good asking price in my eyes, everything went pretty smooth even had a time to meet and put house under contract. But the guy wanted a 6,000 deposit on the property for which he wanted $ 60,000 I explained to him that I would be wholesaling the property finding him a cash buyer which he agreed to, this kind of took me for a loop and I was not able to execute in a timely manner so deal fell thru. How can I stop this from happening and what's up with the deposit can someone help me understand how I should have approached the matter because I do not have $6,000
