Where are the Memphis Investors?

I've realized today, a lot of outsiders are investing in memphis but why are the outsiders more aggressive than the investors here in memphis? I know a handful of investors in memphis that actively purchase 2-10 properties a month. But the others are just sitting around letting money pass them by.

Cameron, Most local investors are savvy enough to buy here themselves without the assistance of people like you or I. If they do buy from us they buy maybe the first few and then they do it themselves.

Most people in Memphis have lived here long enough and have a bad taste in their mouth b/c they watch Channel 5 news every night. The out of state investor looks at Memphis different then locals do. This is why Memphis is being purchased by out of state and country investors.
