Is anyone using a Solo 401k or other retirement vehicle to purchase REI? Let's hear your success stories and advice.

Not necessarily seeking any advice, I have already done a ton of research and signed up for a solo 401k plan, just want to hear about people using retirement funds for REI and what kind of experience they are having with it. It's not talked about much compared to other investing strategies.


I don't really think it's a ton different than other types of RE Investing, but you can't get a personal benefit from the property, you can't comingle personal and IRA funds, you can't use personal funds on the property and vice versa, you can't use recourse financing, etc, but it really does allow for other sources of capital to inject into deals. You have to be aware of UBIT. It has some great tax benefits. Just make sure you've got a great custodian that can answer questions surrounding the usuage of the money...and questions do pop up from time to time. We've had a lot of success with it for more than a decade.
