Security Deposits Return

Hi everyone, I have a tenant who broke their lease agreement less than 1 month into a 6 month agreement. The lease agreement clearly states that the "Security Deposit", and not "Damage Deposit", does not have to be returned to the tenant if all the terms of the agreement are not met. Tenant is claiming that Washington State law says I cannot keep it unless it is for damages. I am in talks with an attorney but just wanted to see if anybody has dealt with a similar issue. Thanks.
