Hi everyone, I have a tenant who broke their lease agreement less than 1 month into a 6 month agreement. The lease agreement clearly states that the "Security Deposit", and not "Damage Deposit", does not have to be returned to the tenant if all the terms of the agreement are not met. Tenant is claiming that Washington State law says I cannot keep it unless it is for damages. I am in talks with an attorney but just wanted to see if anybody has dealt with a similar issue. Thanks.

I currently have 2 single family homes under my own name and am looking to buy a 4 plex and am wondering if I should keep buying under my name or buy under an LLC for tax purposes?

I recently bought a 36 unit storage facility and would like to make it as passive as possible. Does anybody know any good payment recieving software's so that I dont have to deal with taking checks to the bank?

Im thinking about buying a 36 unit Storage Facility here in the next month and this will be my first Real Estate Investment. Any tips or advice when investing in Storage Facilities?

Im thinking about buying a 4-plex and house hacking it for my first deal, any thoughts?
