Title claim for unreported easement
Hello BP community.
I've brought a piece of land in Mclennan county, next to a small lake with intention to build a RV park. In recent conversation with county engineer, they brought up an easement on this land to NRCS/flood control dam built next to my property and the dam has inundation easement on my entire lot. Because of this county engineers are denying construction of RV park. It may mess up the structural integrity of dam.
My title policy/commitment has no mention of this easement. But I've found the easement recorded in public records with county.
Do I have a valid claim here? How does title claim works? What should be my lost value in this case?
