Hello BP community.

I've brought a piece of land in Mclennan county, next to a small lake with intention to build a RV park. In recent conversation with county engineer, they brought up an easement on this land to NRCS/flood control dam built next to my property and the dam has inundation easement on my entire lot. Because of this county engineers are denying construction of RV park. It may mess up the structural integrity of dam.

My title policy/commitment has no mention of this easement. But I've found the easement recorded in public records with county.

Do I have a valid claim here? How does title claim works? What should be my lost value in this case?

Thank you in advance.

Quote from @Eric Mcginn:

So I just talked to my claims counsel through my title insurance company. It’s going slowly but seems as though indeed there will be a claim here.

Basically it looks like either the easement terminates with the new neighbors or, more likely, I have an easement and a claim.

He said either an appraiser will asses the difference in value or we can come to an agreement.

Is there any way to calculate overall value using a monthly value of $50?

Hello Eric, I am in a similar situation. I brought a 10 acre lot and it's all under an easement to NRCS. Which makes the property not suitable for any construction. And title failed to mention this easement. I've filed the claim already, but want to understand from you how they calculate the loss amount?

Has anyone tried stationary camper on a land as STR on Airbnb? How feasible is this strategy for cashflow? I am looking at camper as cheap tiny house with mobility as advantage

@Alexis Fentress congratulations!

I am in a similar situation and thinking to AirBNB a camper on my lot. What do you mean by camper's a lot of work?

Also, do you have a septic system or city waste water?

Too risky,  Stay away from a flood plain.

Is it a general advice? I am raising the house to be out of floodplain with freeboard method. You think it's still risky?

Can you please elaborate?

Depends, what kind of floodplain is it in? 100 yr? 500yr? What are ARV's of properties that have sold in the flood plain?

Property in 100 yr floodplain. Not sure on the ARV, I am building for STR and AirDNA numbers looks good.

And Fema paid for it....

Does FEMA pay for new construction too? I need to raise my tiny house 10 ft off ground but it looks cool (in drawings) overlooking a lake; and use underneath as parking. In your experience, does raising the house 100% avoids flood issues?

Thanks!

@Abhinay Dutta Can you go 6 months no profit?  How are you going to market? What are your #s before you move forward?  Have you spoken to the county about permitting? Are you managing the park?  How do you sustain a onsite manager?  From your initial quotes to project begin, are there any price increases?  Who is supplying the tiny homes?  Can you source all your building materials locally?

How is that to start your planning?

Thanks @Adam Bartling for your response. I've tried to answer your questions in the same order.
Yes, I can go 6 months without profits.
AirBnb, Vrbo, booking.com and we'll setup direct bookings site(with discounted rates).
Sorry, what do you mean by #s?
The property is outside Waco, ETJ and has no restrictions. County only asked plans for septic system.
I need to find someone to manage the park. Not sure how other park owners do that. Do I need to hire someone full time? I'd like to avoid that extra cost.
I don't believe I need full time manager to manage 3 STR units.
Tiny homes will be supplied locally from Waco area, However I need to prep the site. Lay down concrete slabs, electric, plumbing and septic. I am looking for a good construction company or GC for this.

I can also consider partnering up with someone who has experience with these kinda projects.

Hello Fellow investors,

I am planning to develop 3 tiny homes on a 10 acre property. Property is next to a lake and views are great, so I believe there's potential. Property is raw land. Water and Electric are on the road and It need a septic system. I am looking advice from investors who has done this kinda of projects before. Any tips/tricks on how to execute this? What should I except in terms of cash flow? How to operate such park? Any help will be highly appreciated.

thanks,
