Good point! 3br/ 1ba 1072 ft^2 on 7400 ft^2 lot right off of Harbor/ across from La Palma Park. I will look more into the Zillow and Furnished Finder; Airbnb has a few similar listings that are doing very well but are not subject to the 31 day minimum. 

As far as the ADU, I have put that project on the back burner and decided to apply the money towards a new house. The long term goal at the subject property would be to add an ADU to the large side lot and have 2 units OR sell and purchase duplex/ 4plex.

Looking for some insight/ experiences from folks who have furnished rentals/ Airbnb in Anaheim (City requirement 31 day minimum unless you have a permit).   As of now Anaheim is not accepting permit applications for short term. I'm most concerned about vacancy due to the higher price point of furnished and if it may be a better idea to lease unfurnished/ long term.

I've designed using both panelized and module construction.  Both are great.  I'm not familiar with the California area for this, but if you have any general or specific questions on these options PM me.

Most of these prefab companies either don’t have a contractor to recommend in my area or will tell me about all the projects they do in CA then disappear when I ask them to get me in touch for a build quote. Will keep probing though there are many more to reach out to. Appreciate your insight.

I'm exploring different options for building on vacant land here in CA and am very intrigued by pre-fab home designs (Walls etc.. are assembled in a factory and shipped to site). Pacific Modern Homes is a great example - we built one of their kits in the 1990's and it was beautiful/ really minimized labor and scrap onsite. The problem:  I'm on contractor #10 in Southern CA and so far nobody wants to quote the project!! Any recommendations are appreciated.

Thank you for the response Patrick! I have looked at them as well as some other shipping container companies but since I am building an attached ADU, the accessory building has to meet similar design criteria to the primary residence. Per the Muni code I need to use stucco siding etc.. and connect the two buildings with a common wall. Just for kicks I reached out to them anyhow for a site evaluation and will let you know how it goes :)

Hello friends,


I am looking for a reputable and (somewhat) budget friendly modular builder here in Southern California to build an attached ADU (approx 500 ft^2). The style addition I am looking at is quite simple, but will have to meet Anaheim municipal code so cannot be a manufactured home. I have reached out to several builders but if anybody has had a good direct experience with somebody and can recommend them that would be great.

A couple I have spoken to:

Ma Williams - seems like a great company, but they don't have contractors in the area so on top of the unit cost there will be connection fees, finish work, and a lot more to gamble on. Unit cost is pretty high to boot!


US modular - cheap but after reading many of their reviews and having some communication with them I wouldn't touch them with a 10 foot pole.

Any suggestions/ recommendations are appreciated!
