MTR Tech Stack
I wanted to share some input on my current tech stack for my MTR business. I've tried several different services but had a hard time finding one that fit being both a MTR operator and property manager. I'd love to hear what other operators are using as well!
Property Management Systems
- RentRedi is used for the screening process and collecting deposits and rents for non OTA bookings. I also use the site to list my MTRs on Zillow and similar sites.
- iGMS is a STR software that has great auto messaging features and is a full property management system. There's also a direct booking site capability that's very easy to use.
Pricing Software
- DPGO, I use the software when analyzing my MTRs and I link it to iGMS for dynamic pricing.
Others
- Hostfully for virtual guidebooks
- I use a CRM called Thry to organize my clients, investors, etc.

Thanks for bringing this topic up @Jamie Banks. I'd love to share our set up too.
We use Hostfully as our PMS and it's integrated with a bunch of other apps.
Breezeway is our operations app. We just transitioned over from using Hospitable and we use it to schedule cleaning, inspections, and maintenance. It will also house the master record of all the details for each of our properties.
We use Hospitable for auto messaging, though Hostfully has that feature too and we may switch over to save some money.
Hudson Creative is our website developer.
We use Ximplifi to integrate our PMS to Quickbooks Online for accounting. This does things like automatically assigning revenue to the right listings so we can understand how each property performs.
We use Pricelabs for dynamic pricing. Stripe for taking payments on our website. Relay Fi is our business bank account. We use the Profit First system and it's the best bank for that.
At each property we use a smartlock, currently we use August, Schlage, Level, and U-tec locks. I'm looking an app like Remote Lock that can centralize and manage the different brands in one app. We also have either Ring or Nest doorbell cameras or outdoor security cameras. And we use Minut noise monitors. For some properties that have central AC, we have Nest thermostats set up.
Context, we manage 18 MTR doors and 2 STRs and all these apps we're added along the way as our business grew. If you just have 1-3 MTRs/STRs, you won't need a lot of these apps, but here's what I recommend even if you have just one listing.
Dynamic pricing, PMS to list on multiple OTAs, auto messaging (most PMSs have this), and of course the smart devices at the property.
