Venturing out into the MTR area

Hi all! Super excited about my future within the MTR community but I wanted to reach out hear from others that are located on Oahu, Hawaii. I currently live in Kapolei and renovated my 2b/2b and want to turn it into a MTR. Im going through 30 Day Stay and am studying Jessie Vasquez's techniques and ant to get more opinions from those here on island! Some questions Im currently thinking out loud: how are you getting your (Hawaiian) pricing? Is being in Kapolei okay for medical professionals despite the drive? Im wanting to include a car within the purchase of the MTR for convenience, what is that value? Im detail oriented so when does it become over the top with including too much and spending too much money on the home? Thanks all and I would be happy to meet up, talk story, and share experiences as they come.
