I did a demo for mashvisor. It's not property management system but it did help in assessing properties if your team them was STR, MTR, LTRs.

 It is possible to build a local team. I'm part of a network of over 500 property managers. Many of us manage or own properties long distance. In fact using systems to facilitate this also allows you to scale. This is a situation where you make your money work for you.

Regarding rental companies & specific numbers, as you probably know at this point, it completely comes down to the property, area, and company that you are using. Some rental companies on the island charge as high as 25% of the gross revenue on a property, and then there are many more that sit within the 10%-20% range. 

The reason for such this large span - is the personalized level of service. The companies that charge 10%-15% are large companies such as Vacasa or Evolve, that manage properties all across the country. 

You will see many local companies charge around 20% due to them having their main and only place of business being the island. Smaller companies with more of a personal touch. 

It really comes down to how you want to manage the property and what makes the most sense for you regarding the numbers and the partnership with a Property Manager. There is no "right" or "wrong" way to go about it, just the way that works the best for you.

It looks like you're about 15 minutes away from San Diego naval Base. It might be a good fit. To be honest it's been so long since I was in the military I think our only option was to contact a realtor to find something to rent "back in my day".

Here's something kind of cool about the military. With service members deploying so much, they might only be in their "home" base for 6 months between deployments.  If you furnish a 2 bedroom town home and find maybe two officers to rent by their room it might be advantageous to you as a landlord and and their benefit as well. When they do deploy they're obviously not going to have to pay rent. And they're not going to have to move all their crap out of an apartment to find storage while they're gone.... They might even be able to refer your place to their peers as a great month to month furnished rental.

The lowest housing allowance for enlisted personnel without dependents in San Diego is $2,700. The lowest housing allowance for officers without dependents is $3,600 a month.
