Newbie investor - seeking advice on MTR

I recently purchased my first rental property in Peoria, Az, and looking to purchase the next in Gilbert. My initial strategy was LTR, but this strategy is not profitable enough.
Influenced by the book 30-day by Zeona McIntyre & Sarah Weaver, I would like to change it to MTR.

What areas in the Phoenix metro fit best for MTR if any?
What are the populations that I should target?

Are you looking to turn the current rental into an MTR or buy a different property to be an MTR? If you have the book 30 Day Stay, you can consult the chapter on how to choose a market. You should also consult local meetups and REIA's.
