Thanks,  Andrew. The first one is indeed great. 

I'm wondering if the northeast area is improving. The list from the post has it under the C areas.
I read in a few places that it is being revitalized and its attractiveness is increasing.

Does anybody have more information about it?

KC appears confusing and requires a local expert to tell you where to buy. 

I want to buy & hold appreciating properties in neighborhoods where I can find decent tenants. This means the crime level shouldn't be high, the median income > $40K - $45K, and there should be enough homeowners in the neighborhood.

What else I should care about?

Who knows which are these neighborhoods? Is somebody willing to work with me on identifying them?

I recently purchased two investment properties in Peoria, Az that need renovation. 
I live in California, so I (still) don't know the local pros in Peoria/Phoenix. If you know somebody that you really feel good about:

I'm looking for 
1. Painter
2. Floor installer

3. Drywalls
4. Handyman

I recently purchased my first rental property in Peoria, Az, and looking to purchase the next in Gilbert. My initial strategy was LTR, but this strategy is not profitable enough.
Influenced by the book 30-day by Zeona McIntyre & Sarah Weaver, I would like to change it to MTR.

What areas in the Phoenix metro fit best for MTR if any?
What are the populations that I should target?
