MTR management commissions?

Any suggestions on MTR commission splits? I've seen 25% a lot how ever with the rent rates varying from insurance rentals, vacation rentals, travel nurses, etc. Do you ever alter what your take-home is? Also any recommendations on owner/manager costs? Of course, mgmt software, marketing, etc. should be paid for by the mgmt as that's part of our business and I assume utilities should be by the owner, but what about when it comes to altering furnishings, guest supplies, cleanings, and professional photos?

Any insight is greatly appreciated!

@Dolan Bradley 25% is more like an STR rate. Average LTR is 10%, so MTR should be somewhere between 10-25%.

Additional MTR costs over LTR: furnishings, utilities, lawn care. PMC should assume advertising costs.

@Nicole Heasley Beitenman MTR should still be more profitable than LTR. If it isn't, fix the problem or convert to LTR.
