Hi fellow investors!

Anyone have any rental properties in the Mesa, AZ area? I'm looking at a condo in Mesa and would love to talk to someone who is currently renting in that market. Appreciate the support in advance, thanks!

If you can accommodate those and have a 2nd bedroom and a home office space (can be a desk next to a bed...doesn't have to be it's own room), you will do well. If you want to allow pets and have a fenced in backyard, you'll be fully booked at a good number assuming the location and decor are good. If you do allow pets (we do not), take an intentional approach from day 1 with furnishing, floors , etc - no carpet, leather/faux leather furniture, solid surfaces everywhere. 

 @Travis Timmons - thanks for sharing your experience! I do not plan on allowing pets. I have heard too many horror stories. You have found that more often than not the nurses are traveling with a spouse/partner/another nurse vs solo?

If you are tying to attract families then go for the 2 0r 3 bedroom size, but in my experience typically travelling nurses either travel alone or with their spouse, so the 1 bedroom can be more beneficial. I would reach out to some investors in your area to learn about what they are seeing.

You should definitely list on homes.mil.  Those listings are accessible by EVERYONE in the military, so when they are looking to move for training or longer, they have access.  I currently rent to a Navy police officer.  Someone will come out to inspect your property, but it's not a big deal.

I would also make friends at the university's housing office and list on Furnished Finders.  My experience is many travel nurses have dogs and are a little "crazy", ha ha.  Just my $0.02.

Hello BiggerPockets community!

I am looking to become a new investor and am interested in MTRs, targeting travel nurses. There is also a university and a military base close by so the properties I am looking at could also be options for other traveling professionals. For those of you who have been doing this a while, what has worked for you?  Do you recommend 1 bedroom or 2 bedrooms? I have heard mixed reviews. Some folks have told me that their 1 bedroom rents out quicker and more frequently than a 2 bedroom. I have also heard the opposite. If you have experience with 1-2 bedroom MTRs, please share your thoughts. Thanks so much in advance!

@Damian Callaghan - I am in the same exact boat that you are. I have spent the last few days analyzing properties and have come to the same conclusion as you. I found the perfect 2 properties but based on my analysis, they will not cash flow. My numbers look pretty much identical to yours. Let me know if you gain additional insight on this as you continue to explore, I'll do the same :)
