What method has brought you the best results in finding deals and then acquiring them?

I have a conventional loan so there are limits to what I can do. What's the best way to beat an all cash offer as is with no contingencies and a quick closing?  

I've been offering to where they would net over asking price or at asking price, as is with a 30 day closing contingent on financing and appraisal.

@James Carlson Could you clarify a bit more by what you mean by rent is pure negative cash flow? That's the first time I've heard that put that way. Also in your first comment you weren't an A-hole you were just speaking facts, so thank you.

@Chris Rosenberg Thank you for the insight sir, that's something I've been thinking about a lot as well lately. That even if I'm losing a bit of money every month I'm still having someone build equity for me in an tax advantaged asset over time. Which I can then use to leverage to find another deal. I guess I've just been scared of diving into a deal and finding out after that I've bitten off a bit more than I can chew. So I've been looking for something that I'm almost sure that I'd be alright with the worse case scenario.

Originally I had single family homes in my buy box as well and was fine with renting out the other rooms, but I started dating a girl about a year ago so I had to change my plans a bit. So I changed that part to be single family homes with either an in law suite, ADU, or a large garage I could convert.

I'm a realtor in Columbia,SC. When I run numbers most of the deals don't work for me, and the ones that do typically end up having more problems than I have money or someone offers more than I can. How do y'all typically find off market small multi-family (2-4 units)?

Hello my name is Hayden Langenburg, I've been a fan of BiggerPockets for a few years now and it's actually what gave me the idea to get my license. I figured I could get experience, learn the market, and save money by doing my own deals by having it and I didn't know what I wanted to do for a career so here I am. For about the past 2 years I've been looking for a house hack property in Columbia, SC within about 30 minutes of the law school here. I've been under contract twice this year already but both fell through. I'm mainly looking for a small multi-family or a single family with an in law suite or an ADU. I have a W-2 job as well for now until I close on a place, so I can use it for a loan. I've been a lurker for a while here while also using their calculators, but it's nice to finally introduce myself to y'all.
