Bringing in the money man/how to find people to partner

Hello! I’m looking to buy my first multi family in Washington state and I’m gonna try and find a local investor where I do the work and they bring the money… anyone got tips on how to find/approach said person

@Connor Campbell This might be a tough sell but could you do a loan from a family member. You can get into a house with 3.5-5% down and I would hate for you to lose out on long term gain for such a low down payment.
