Howdy fellow Memphis investors,

Any ideas for protecting thieves from pulling out the HVAC copper pipe? 

Specifically from the Caged AC Unit into the attic (concrete slab so no crawl space).

I was thinking of just building a tall vertical box to place this into.  But besides that just looking for other ideas?

 I hear you.  They have re-organized and I sat down with the new leasing agent and she's on top of her game.  I feel like I'd fall in the same boat with another agent. Instead, I am going to manage the manager as many say we investors need to do and see how that goes.

Howdy friends,

Contemplating different scenarios after nightmare tenant.   I know we could probably get a good tenant by inserting myself into the application review process with the PM.  However, I wanted to ask the Memphis investors if they have success / fail stories with rent by room outside of the college areas, to adults.   And I know I'd need to put some $$ into getting it RBR ready but charging $500 (guessing) per room x 2 rooms only for a 3b/1b vs $900 to a single tenant is appealing,   Roomies and other sites seem to have interest in the area.

I follow the successes of those in other markets, like the latest BP Video of rent by room here in Denver.  However, I just don't know if this would work in my class C neighborhood near Graceland.

@Eric Brundige this is fantastic advice you've been giving on Troy, NY thank you!  

It seems the law of the old city is block by block.  I found the same in Memphis, Cleveland and of course Detroit.

# of small investors * high-income professional + young interesting people + old architecture = Velocity of gentrification.  

The velocity of gentrification * outside bigger money interest = city come back story.  

No outside interest then you get this slow grind to turn around areas block by block.  The classic recovery process that we all hear about but when you're living in the city like you are with Troy it probably seems so slow.  

I did the analysis on Cleveland 5 years ago that I'm doing on Troy now,  Once I actually visited Cleaveland it seemed like it had already came back and I was too late.  I look forward to visiting Troy here in July to see if I talk myself out of investing -:)

@Jay S.Good advice. I'll see I they can reduce to 15. 

@Stephanie P. I hear you.  This interest rate is killing me. I'm bothered with such high expenses.  NYS taxes are high.  I'm lowballing rents in my estimate at $950 to be conservative but should be able to get 1050.

I'm going to see if I can extend my HELOC and just purchase outright - TBD.

Woosh. Thanks for the heads up! I've got two in Memphis.  The latest news says "Storm system passes through Shelby County, no confirmed tornado touchdown, agency says'  Looks like we got lucky here.  

As an aside, Believe in the science or not. The climate is a threat to our rental properties.
