Unique Strategies for House Hacking

Hey, All!

Posting today as my fiancè and I got started with real estate investing using the house hacking method but we put our own personal twist on it. We purchased the home in April of 2021 with the intent of house hacking and turning it into a group living home. We opened our doors for members in June 2021, and it has been off to the races! Our next move was a rental arbitrage in Arvada - we moved out of that property due to structural issues and did another arbitrage in Westminster. Most recently, we purchased a home in Centennial in the spring and now have 3 cash-flowing properties under our belts.

I'm curious if anyone else has put their own twist on how they invest/house hack? I love helping new investors get their foot in the door and am curious what else is out there other than the traditional S/M/LTR strategy.
