My husband owns a non-profit called All The Way Well which helps people suffering from substance use disorder/mental health and it sounds like something that would be right up your alley. Hey, @Danya Kafai! Welcome to Denver AND BiggerPockets! You've found a great community of people and resources! 

House hacking is how I personally got started with real estate investing and how I help the majority of my clients get their foot in the door. In my opinion, it is the BEST strategy for first timers - you get the buying experience, the property management experience, and you get to start building equity right away (especially if you live in Denver). Although the days of cash flowing a house hack are gone (for now), cutting your living expenses down and using OPP to pay most of your mortgage is pretty great!
