New Construction pricing

Peter Dukaj
Posted

Does anyone have an approximate cost per sqft to build new construction. I know lumber has come down significantly and have been reading due to a slow down in the market there is over supply coming from the lumber mills.

My question is specific to Michigan, but will take answers nationwide

Price per square foot for new construction varies based on location and finishes.

I am from northern lower michigan and live and build in texas but I am considering building again there next year . I have gotten bids on everything around the traverse city area anits very interesting . Land in michigan is less than in texas , north texas.I will give you examples on cost differences.Material prices are the exact same price if not a little less.

texas framing price per sqft $2.00

plumbing $9500

hvac $9500

concrete Labor only $2.00 per sqft  Concrete $180yd 5 sack

drywall $10500

Electric $8000

Ok here are the michigan prices , better sit down.

framing $13.00 sqft

plumbing $25,000

hvac  $20,000

concrete is about the same for material

drywall $20000

electric $25000

Both quotes were for a 3/2/2 home with 6/12 roof hip

People in michigan wonder why houses are so expensive , its because of the sub contractors. The plumber only has about $5000 worth of material to do a whole house but yet there still asking for $25000

If you had enough volume in Michigan it might be worth bringing some of these trades up.

Who is doing the framing in Texas?

Yes its an option I am considering if they would do it.I have a couple different crews that frame for me.They will typically frame a 1400sqft home in a day maybe 1 1/2

Most if not all the trades in Michigan are Union. You’re gonna pay a premium up there for that.
